In zoning changes, we can lead the project from start to finish or participate only in, for example, preparing reference plans. Our experience ranges from urban center zoning changes to the planning and project management of zoning changes in paper mill areas.

No building remains unchanged throughout its life cycle; spaces evolve with users’ changing needs. A change of use can range from a single space to the entire building’s primary function, which may require a new zoning plan for conversion.

We assist in planning both single space and entire building alterations throughout all project phases — from space planning and drafts to building permits, implementation, interior design and commissioning.

In zoning changes, we act as zoning consultants. We prepare new zoning plan reference designs with visualizations, conduct official negotiations with authorities, and submit zoning change applications, guiding the project through the zoning change process.

We prepare high-quality building historical surveys to guide renovation and alteration design and as tools for zoning that define preservation goals.

A building historical survey (RHS in Finnish) is a written report documenting the construction phase, alteration history, and current condition of a property, analyzing its architectural values and cultural and historical siginificance. The work is based on archive research, site visits, and, case by case, interviews.

Besides the written part, a RHS includes many illustrative photos, drawings, and diagrams. The result is ideally an interesting and easily understandable building biography. The scope of the survey is agreed case by case with the client to meet current needs.
